Brinkman working on another project near CSU

This is Brinkman's second project across from campus aimed at college students.  The $9 million Flats at the Oval opened at Laurel and Howes streets in the fall with more than 40 units, a pizza restaurant and coffee shop.

Brinkman's newest project combines two lots at 710 and 712 Laurel into a single lot of .29 acres for five two-story townhomes.  Each 1,200-square-foot unit will have three bedrooms, three full baths, kitchen, living space, storage in the basement, secured entries and shared courtyard.

"We learned a lot from the Flats at the Oval," said Pete Meyer of Brinkman Construction. "We are seeing a real strong demand for new product with a little nicer finishes," he said. "Being closer to campus and being able to walk is a great advantage."

"We pushed hard to get started on this project for our client, and we are now looking for additional projects" said Paul Brinkman, president of Brinkman Construction, in a statement. 

The units should be ready for occupancy in July, Meyer said.

Creating additional student housing has been a priority for Colorado State University as it grows enrollment and as vacancy rates drop citywide.

In the most recent apartment vacancy rate report prepared by the University of Denver for the Colorado Division of Housing, vacancy rates near campus were down to 3.5 percent. 

All freshmen are required to live on campus and this year CSU has 841 nonfreshmen living in its residence halls including resident assistants, according to CSU.  The bulk of nonfreshmen, however, live off campus in neighborhoods surrounding the university.

The size of the Brinkman project pales in comparison to Campus Crest, a 600-bed student housing project planned for land owned by the CSU Research Foundation on the southwest corner of Centre Avenue and Rolland Moore Drive. 

The city initially denied the project, sending developers back to square one. It is now working to incorporate more green building elements into its design and again going through the city's approval process
